Preparing for the Cold Weather
- Seal Air Leaks & Insulate
- Caulk & Weatherstrip: Seal gaps around windows, doors, siding joints, and where utilities enter the home. Use draft stoppers under doors.
- Windows/Doors: Add thermal curtains or plastic film over windows for extra insulation.
- Electrical Outlets: Turn off power, remove covers, and caulk gaps around the electrical box.
- Underbelly & Skirting: Inspect and repair damaged skirting to keep cold air out from under the home. Check insulation in the floor for damage.
- Protect Plumbing & Heating
- Heat Tape/Insulation: Apply to exposed pipes, especially under the home, and use heating tape in vulnerable spots.
- Drain Lines: Disconnect garden hoses and allow freeze-proof faucets to drain.
- Heating System: Have your furnace professionally checked and clean or replace filters. Set your thermostat to at least 55°F (even if vacant) to keep pipes from freezing.
- Ducts: Seal leaky heating ducts with mastic or butyl tape.
- Other Key Steps
- Roof: Inspect for leaks or damage.
- Gutter/Downspouts: Clean them out and ensure they direct water away from the home.
- Celing Fans: Reverse blades to spin clockwise to push warm air down.
- Safety: Test smoke detectors and ensure fire extinguishers are accessible.

Any leftover moisture can freeze, especially if you’re not using the plumbing. Of course, it’s also a good way to prepare pipes in case you want to work on the plumbing.
- Call the Office to Shut off the main water valve, Tenant can turn the water heater off, and water pump.
- Systematically open every single tap and faucet in the home. This serves the dual purpose of draining water and preventing air bubbles and vacuums that keep water in the system.
